Real estate financing for foreign residents
Do you have a German passport but receive your salary or pension abroad or live outside Germany?
If you belong to this group - often referred to as a tax resident - you can only obtain real estate financing in Germany under certain conditions. Financing options are often more limited than for German residents.
Those affected often already know how difficult it is to obtain a real estate loan in Germany as a non-resident taxpayer. Despite excellent creditworthiness and high income, they have already unsuccessfully sought a loan or construction financing from German banks. Many lenders do not want non-resident taxpayers or non-resident taxpayers due to legal requirements, foreign-language documents, residence and work permits, etc.

Foreign currency income and its significance for lending
If your salary, pension, or retirement benefit is paid in a foreign currency rather than euros (€), German banks have special requirements for real estate financing. Lending depends heavily on the currency of origin as well as the country of your employer or residence. Three basic zones can be distinguished, which are assessed differently from a banking and regulatory perspective:
EU, EEA and EFTA – preferred region with stable legal certainty
Here we connect you to suitable banks that also accept income in foreign currency, provided the economic and regulatory framework is stable.
EEA/EFTA:
Switzerland (CHF), Norway (NOK), Iceland (ISK), Liechtenstein
EU member states with their own currency
Denmark (DKK), Sweden (SEK), Poland (PLN), Czech Republic (CZK), Hungary (HUF), Bulgaria (BGN), Romania (RON), Croatia (HRK until 2022), Ireland (partly GBP), Slovakia (EUR)
For customers living in one of these countries, the so-called conversion right applies. Financing is generally only possible if the income is received directly in euros. This means that payroll must be paid in euros, not in the local currency, even if the payroll is transferred in euros. The conversion right cannot be excluded contractually, as it is a consumer right under the German Civil Code (BGB).
The exception is residence in Denmark and income in Danish kroner (DKK) – in this case, financing can be obtained from banks that accept that the Danish krone is tied to the euro via the Exchange Rate Mechanism II, and thus the conversion right does not apply in practice.
G7/G20 countries outside Europe – frequently accepted partner countries
Even income from major industrialized nations is reviewed and partially accepted by many banks – depending on creditworthiness, proof of income, and legal protection. The reliability of the economic framework plays an important role here.

US soldiers stationed in Germany or Europe In many cases, they are a preferred target group with separate evaluation criteria.
Other third countries – financing possible, individual assessment, often with increased effort
Income from less regulated countries or countries with more unstable political or economic conditions is only accepted in exceptional cases – often with stricter requirements regarding creditworthiness, translations and collateral.
